Title Searches and Title Insurance
Title
insurance in Mexico has only been available in
Mexico until a few years ago. The most recognized
companies have opened offices in Mexico and are
providing title insurance on Mexican properties:
First American, Stewart Title Guaranty de Mexico and
Fidelity National Title de México. San Miguel Legal
is authorized by these companies to do title
searches and prepare legal opinions.
If
you choose to purchase Title Insurance, we will do a
thorough title search on the property you wish to
purchase, and we will prepare a legal opinion in
Spanish under title insurance company standards
ready to be sent to the title insurance company. As
authorized attorneys by the Insurance Company, we
coordinate all the steps with such company in order
to obtain the Title Insurance Policy.
As part of the title
search, our requirements include, among others,
reviewing in a legal way the title history and
making sure the title chain is not broken, checking
the status of property tax payments, checking if the
property has liens or registered legal problems, and
performing a visual inspection of the property.
